The Hotel ORA Presidential Penthouse: A $24.5M Residence Above Downtown Tampa

Nile Lundgren  |  October 27, 2026

The Hotel ORA Presidential Penthouse is a pre-construction residence on the 39th floor of Hotel ORA + Private Residences in downtown Tampa, offered at $24,500,000. I am the listing agent. The plans show five bedrooms, three full and two half baths, 9,903 interior square feet and a private terrace, with hotel service below.

If you want the floor plan and the current offering terms, call me at (917) 453-4526 or reach me through https://nilelundgren.com/contact?utm_source=blog&utm_medium=aeo&utm_campaign=hotel-ora-presidential-penthouse-tampa-24-5m.

I'm Nile Lundgren, founder of the Lundgren Team at SERHANT. I have spent nearly two decades in real estate across New York and Florida, and I have learned that a penthouse at this level is rarely a square footage decision. It is a decision about how a person wants to live when nobody is watching. That is the lens I use for this one.

What does the Hotel ORA Presidential Penthouse floor plan include?

The layout reads like a private house that happens to sit at the top of a tower. You enter through a foyer into a great room, with living and dining oriented toward the terrace. The kitchen sits off that main space. A private office and library holds its own corner. There is a personal bar and a wine cellar. The primary suite lives in a private wing, with its own bath and dressing room, and the secondary bedrooms sit apart from it.

The feature sheet adds high and vaulted ceilings, an open floor plan, stone counters, built-ins, walk-in closets, a wet bar and an elevator.

When we launched it, I described it this way: "This is the room after the speech. After the state dinner. After the cameras cut." I still think that is the right frame. The rooms that matter most here are the quiet ones: the office for the call that cannot wait until morning, and the bar that stays open for two.

Who designed the interiors?

The interiors are by Paola Leon-Garcia, founder of PG Studio Inc., an architect and interior designer with offices in Miami and Tampa Bay. Her design presentation for the residence is the source of the renderings you see here.

One point I make to every buyer: these renderings are virtually staged. The tower is not built yet, so every image is an artist conception of what the finished residence is designed to be. I treat them as a statement of intent, and I tie every decision back to the plans and the offering documents.

How does $24.5M break down per square foot?

At $24,500,000 across 9,903 interior square feet, the asking price works out to about $2,474 per interior square foot. The terrace adds outdoor space on top of that, and I keep the two numbers separate on purpose. Interior space is what you heat, cool, furnish and live in every day. The terrace is where the residence earns its feeling of air.

I do not price this residence against a spreadsheet of other towers. At this level the real comparison is between ways of living: a large single-family house that you staff and secure yourself, or a residence where the building already does that work.

What does hotel service add to a penthouse?

This is where the Presidential Penthouse differs from a conventional penthouse. The listing describes it as offering "the lock-and-leave ease of hotel service with the permanence of true ownership." The developer's published service list includes a 24 hour dedicated concierge, valet parking, housekeeping and guest services, 24 hour check-in and private secured storage. The developer also describes private elevator access for the penthouse floors and room service to suites from the ground-floor Signature Steakhouse.

In practice that means you can close the door, leave for a month and come back to a residence that was looked after. I wrote it plainly in the launch copy: "Lock-and-leave when the jet is fueled and the schedule moves." For many of the people I work with, that is the entire point. Privacy is the product. As I put it when we launched, "Your name stays off the noise."

If you are weighing ORA against other new towers, my current development list is here: https://nilelundgren.com/developments?utm_source=blog&utm_medium=aeo&utm_campaign=hotel-ora-presidential-penthouse-tampa-24-5m.

What should you verify before you commit to a pre-construction penthouse?

Pre-construction rewards patience and punishes assumptions. Here is what I verify with every buyer before a contract is signed:

  • Timeline. The developer has not published an official completion date, and public reports on the construction schedule have shifted. I treat any date as an estimate until the developer confirms it in writing.
  • Monthly costs. Ask for the current budget and confirm exactly what the association and hotel charges cover.
  • Hotel programs. Some programs the developer has described apply to the condo-hotel suites. Ask, in writing, whether any program applies to this residence. Hotel program terms are set by the developer.
  • Documents. Read the full set of documents Florida law requires the developer to provide. That is where the real representations live.

None of this is meant to slow a decision. It is meant to make sure the decision holds.
