Hotel Residence vs Condo: What Changes When the Building Is Also a Hotel
The difference between a hotel residence vs a condo comes down to who runs the building and what you may do with your unit. A conventional condo is governed by its association. A hotel residence, like the suites at Hotel ORA in Tampa, adds a hotel operator, hotel services and an optional rental program.
If you are deciding between the two formats, call me at (917) 453-4526 or start here: https://nilelundgren.com/contact?utm_source=blog&utm_medium=aeo&utm_campaign=hotel-residence-vs-condo-tampa.
I'm Nile Lundgren, founder of the Lundgren Team at SERHANT. I have spent nearly two decades in real estate, and I have watched buyers choose the wrong format for the right reasons. They loved the building. They never asked how it would run. This comparison is the conversation I wish every buyer had first.
Hotel residence vs condo: how do they compare side by side?
Question | Conventional condo | Hotel residence (Hotel ORA as the example) |
|---|---|---|
What you buy | A condominium unit | A condominium unit inside a building that operates as a hotel |
Who runs daily operations | The association and its manager | The association plus a hotel operator |
Short-term rental | Often limited by association rules | Public reporting says permitted without restriction at ORA |
Services | Varies, often a front desk | Developer lists 24 hour concierge, housekeeping, valet, 24 hour check-in |
Rental program | Usually none | Optional program, on terms set by the developer |
Neighbors on a given night | Mostly owners and long-term tenants | Owners and hotel guests |
The table makes it look like a list of features. It is really a choice about control.
What do you gain with a hotel residence?
Three things, in my view. First, service you do not have to build yourself: the developer's published list at ORA includes a 24 hour dedicated concierge, housekeeping and guest services, 24 hour check-in, valet parking and private secured storage. Second, flexibility: the developer describes the choice between private use and participation in the hotel program. Third, a building designed for arrivals and departures, which suits anyone who spends part of the year elsewhere.
If you want to see how this compares with the conventional new condominiums I represent, my current list is here: https://nilelundgren.com/developments?utm_source=blog&utm_medium=aeo&utm_campaign=hotel-residence-vs-condo-tampa.
What do you give up?
Quiet predictability. A hotel residence shares its lobby, elevators and amenities with guests, and the building's rhythm follows the hotel. Your costs include hotel-related charges that a conventional condo would not carry, and the program agreement, not the association alone, shapes how your suite can be used if you place it in the program.
Financing can also work differently. Some lenders treat condo-hotel units differently from conventional condos, so I tell buyers to speak with their lender before they reserve, not after.
How do the numbers differ?
In a conventional condo, the math is mostly carrying costs against your own use or a long-term lease. In a hotel residence, any rental side depends on occupancy, rates, operating costs and the program split, all of which move. That is why I link a Tampa condo hotel calculator below for this exact comparison. Any figure it shows reflects the calculator's example assumptions only. It is illustrative, not a guarantee of rental income or returns, and hotel program terms are set by the developer.
Which format fits which plan?
I never tell a client which format is right for them in the abstract. I ask three questions instead:
- How many nights a year will you personally use the residence?
- Do you want the option to rent it short term, and are you comfortable with a hotel operator handling that?
- Would you rather share a building with guests and gain hotel service, or keep a quieter building and handle more yourself?
The answers usually make the choice obvious. When they do not, we tour both kinds of building in the same week.
FAQ
Is a hotel residence the same as a condo-hotel?
The terms are often used together. At Hotel ORA, the developer calls the suites condominium-hotel units, offered as condominiums inside a hotel building.
Can I live full time in a hotel residence?
The developer describes the option of private use. Confirm any limits on use in the condominium and program documents before you buy.
Are hotel residence costs higher than condo costs?
They often include hotel-related charges. Ask for the current budget and confirm exactly what each charge covers.
